The Welcome to Canada Mortgage is for new immigrants who established their residence in Canada within the last 6 years and are unable to meet normal guidelines. For those clients who have not established credit history in Canada, we require a satisfactory credit reference from a financial institution or a letter of reference from a former employer from the country of origin.   The client must have a Canadian Permanent Resident Card or Canadian Immigration Visa or Canadian Immigration ID with official stamp and entry date. The down payment must be a minimum of 25% and come from their own with resources. No income verification is required for this product.

Mr. Smith moved to Airdrie, Alberta 2 years ago.  He has been living on his savings and now would like to buy a home.  With 25% down and no income verification required he can now buy his first home in Canada.
